Q1. How many expenses exactly when I rent an apartment? 

Rental tax
Mangement fee

Internet:    120RMB/month (China Telecom)

Satellite TV: (If you want watching English TV)
   Install fee：   2000 RMB
   Annual fee：   300 RMB

Outdoor Carpark: (Estimate)

                      <=1.8L     200RMB
                      1.8L-2.5L  300RMB 
                      >=2.5L     400RMB

Utilities fee: (Estimate)

Gas          1.89RMB/m3
Water       2.50RMB/ton

Q2. What is the rental tax, why I need pay it? 

   The landlord need pay the tax after him got the rental according the low 

   Rental < 1500 rmb            tax = Rental * 4%

   1500  <= Rental < 5000    tax = Rental * 6%

   Rental >= 5000 rmb          tax = Rental * 10%

  So when you go to the real estate agency, make sure the house's prise which the tell you whether the tax included or not.

  Some times the price have been told you is the landlord's net income. 

  Because the landlord used to simply add that money to the tetant.

  For example: The rental is 5000, the money you need pay is 5500 rmb.

Q3. What is management fee?

        There is a management company in charge of manage the compound, include rubbish, greens, repair etc..

        So you need pay them. The price is different in the different compund, 0.5 - 5 rmb/sqm per month or more.

        For example: The house's area is 100 sqm, the management fee is 2 rmb/sqm per month.

        That is means you need pay 2 * 100 = 200 rmb/month 

Q4. How much is the real estate agency charge?

        They generally take 50%-100% of one month rental as commision for foreigner.

        For native generally take 50% of one month rental as commission.

        The difference is because foreigner customer usually have language problem, they need more help.

        There will be much troubles after the contract has been signed.

        For example: Toilet promblem, the appliances need to be repaired, the invoice of rental every month,  negotiate with the landlord etc..          

        More things need to be done after sales than the local. So the excellent after service is necessary when you consider which agency to be chosen.

        Some agency only take 50% rental as commission which maybe can't make them think you are a VIP customer.

        Some times they just take the commission then never show up. You have to face all those problems by you own.
